Unlike most home inspection companies, all of our inspectors are employees and not sub-contractors.  This is important because our inspectors (as employees of the company) are insured by the company well above the PA State miminum of $500,000.  If you use any home inspector, make sure you ask if they are an employee or sub-contractor.  Ask for a copy of their Certificate of Insurance (COI) for their professional liability insurance.  If you request a wood destroying insect inspection, make sure their COI has a pollution liability endorsement (it will be noted on the COI).  That way you know exactly who is doing your inspection and that they are properly insured.

Be smart and know who you are hiring.  Lastly, you want an inspector who performs an honest, unbiased, and thorough inspection.  Your real estate agent, a friend, family member, or someone at work may recommend an inspector.  Call several companies, ask them questions, and choose the one who you feel most comfortable with.  Remember, the home inspector works for you and no one else.  They should have no conflicts of interest so if they say they can fix any issues that they find, beware!
